One of the biggest and most frequently asked questions we get is "what do we need to do to get our home ready for sale"? While this question can certainly vary from home to home depending on its condition, there are a few key things to keep in mind that will seriously maximize your return on investment and time. Below, you will find a few tips that have a relatively low cost but a massive impact on the net price of your home sale:
1. Clean like your most judgemental relative is coming for the weekend!
      - We can all think of that person who we go the extra mile to clean for when we hear they are coming by. You end up doing more than just a quick clean because you want them to be impressed by your place. Same theory when you are getting ready to list. Make sure to deep clean so that things like windows, surfaces, floors and the like are extra shiny! Or better yet, hire a pro so you don't have to do any of it!
2. Declutter!
       - When getting a home ready to list, less is more. Pack away all of the things you haven't used in months and that you won't immediately need in the coming weeks....you're moving anyway, right? This is a great time to donate, sell or giveaway some of the things that are no longer as useful to you. Guess what, there are actually people who can do this for you as well!
3. Stage it for success!
        - Believe it or not most buyers have a very difficult time envisioning space. Maybe you have some older or dated furniture? Maybe your design sense is quite unique and something that does not appeal to the masses? Hiring a stager to come in and give you home a fresh look that the majority of today's buyers are looking for will increase offers.
4. Paint, Paint and more Paint!
       - Giving your home a fresh coat of a bright, light and airy color can make such a huge impact. It can make spaces look bigger, feel more open and look almost brand new! If you have the time, a fresh coat of trendy paint is always suggested!
5. Half the deal is Curb Appeal!
      - Curb appeal is so important. The point is to give off the impression that the home is cared for and welcoming as soon as a buyer steps out of their car. Rake leaves, mow the lawn, trim hedges, planting inexpensive flowers and fresh mulching are the things that make buyers smile when they see the outside of your home.
